Birddogging. That’s a fancy way of saying we’re going to get out there and find houses that need work! We can knock on doors, we can talk to agents, and we can even watch things that are hitting the market. The key is, finding a good deal. If you can find a good deal, you can turn it. Your job is to play match maker: bird dogging is when you surround yourself with people who want to buy real estate, like me, and you hunt for deals. You can find people like me all over. you can post on Nextdoor.com, Facebook, or ask around and you’ll find no shortage of investors who want to invest in good deals. Heck some people even refer to online forms. Usually, the problem isn’t finding real estate investors, it's finding the deal. 04:40 2. Wholesaling. Wholesaling real estate is doing the same thing a bird dogger does. However they take it one step further. A wholesaler agrees to buy a property at a certain price, say $200,000, and they write in their name as the buyer as “Meet Kevin and or assignee,” for example. This let’s them assign the contract, or give the contract to another buyer. 06:11 3. Hardmoney. An option you have is getting a hard money loan. Hard money lenders lend based on the value of the property and its potential, not based on your income or down payment. However, be warned, you better find a really good deal - because hard money lenders usually charge very high interest rates and fees and they don’t give you a lot of time. So this is risky, but it can be a phenomenal way to start if you know you have a great deal and you’re confident you can flip it and sell it fast. 07:55 4. Partnering or CoBorrowing. You can be the deal finder and coordinator and someone else supplies the money. There are a lot of investors who don't have the time to invest and find deals or coordinate repairs, but they have the money. You could also do an FHA non-owner occupied co-borrower loan. 10:00 5. Down-Payment Assistance. There are tons of down-payment assistance programs throughout the country. Google community development cooporations and down payment assistance programs in your area.
