In this video, I answer an excellent question I received about FHA insured mortgage loan and student loan debt. The individual asked, can I qualify for an FHA mortgage loan, if I have lots of student loan debt? The answer is yes. You may still qualify for an FHA insured mortgage loan even if you have student loan debt. However, if your debt-to-income (DTI) ratio is too high, it may be difficult to qualify for an FHA insured mortgage loan. Particularly, if your outstanding student loan balance is high. Because lenders are required to use one percent of your outstanding student loan balance as your “PAYMENT” when calculating your DTI (if you do not have an amortization schedule). Meaning, you do not have a specified payment amount for a specified time to pay off the balance your student loan. Nonetheless, I recommend that you talk with your lender to discuss your circumstances.
