The news headlines are mostly negative propaganda. This can cause the data to look scary if you only look from one perspective. But if you look at it from other perspectives you may see a different story… We have over 100 years of history. And in the last 5+ decades, real estate has only decreased 2 out of 6 recessions. In the 90’s it only decreased 2%. And then the 2008 housing crisis which was brought on by terrible lending standards, rampant overbuilding, extremely low equity, huge surplus of homes, low demand, and several other factors that are not present. And home values only decreased 13-20% in the worst housing crisis ever… And in the other 4 recessions, home prices actually appreciated 3-7%. It’s simple supply and demand. And in the short term, we’re still behind millions of homes of inventory, 5 million more buyers at the age of 35 than we did in 2008, the older generations who’ve been living in their home for awhile & sit on billions of dollars of equity, and movement patterns which are keeping demand high. Home prices could pull back, but they won’t crash. And the low supply and high demand actually create a current market scenario for home prices to increase over the next 1-2 years. Especially in Seattle, where the demand to live in our area is held stronger than most markets. As long as you think long-term, time in the market outperforms timing the market, right now could be a good time to take action. Don’t wait to buy real estate.
