In real estate, a wholesaler is a type of investor who specializes in finding properties that are undervalued or distressed, getting them under contract, and then selling the contract to other investors at a higher price. Wholesalers typically do not buy properties themselves, but instead make money by receiving assignment fees from the end buyers who actually close and pay the seller the agreed-upon purchase price. The process of wholesaling typically involves the following steps: 1) Finding properties that are undervalued or distressed: Wholesalers use various methods to find properties that are priced below market value, such as searching for foreclosures, probate sales, or properties that are in need of repairs. 2) Securing the right to purchase the property: Once a property is found, the wholesaler will typically enter into a purchase agreement with the seller, with the intention of reselling the agreement to another investor. 3) Finding a buyer: Wholesalers will then try to find an investor or end-buyer who is interested in purchasing the property. 4) Closing the deal: Once a buyer is found, the buyer and the seller close on the deal and the buyer pays a fee (the “assignment fee”) to the wholesaler.
