HOW TO WHOLESALE REAL ESTATE FOR BEGINNERS Today I will talk about how to wholesale real estate for beginners, and build your business around it. Now I myself do a little wholesaling, mainly for myself. I look for off market deals at a low price that I can flip for myself. Now I am not in the business of wholesaling deals to other investors as I am busy enough with my business, so I mostly rely on other wholesalers to find me good deals in my area! So Hopefully once you’ve become an expert at wholesaling after reading this, you can sell me some good deals! WHAT IS WHOLESALING? So what is wholesaling? It’s very simple. Essentially we buying properties at below market value by getting it locked on contract from the seller. For example at $400,000. We then flip that contract to an investor for $410,000. The investor buys it for that said amount, leaving $10,000 for profit. The lawyer then takes care of all the things in the middle to complete the transaction. The wholesaler makes the profit for basically finding the deal, negotiating it, and running all the numbers before selling it on. HOW TO BUILD IT INTO A BUSINESS? So how do you turn this into a profitable business? Well it goes back to what I always say. Become the expert! You have to know the area, the deals, the problems that are worth selling for, the comps (even without looking at the details). So specialize in one area. If you try to wholesale through out the province or State, you will run into troubles. Why? Because you can’t become an expert of everything. It’s impossible. That means you are reaching out too much. It’s not really my style, however a lot of people do it and become successful by creating teams but it becomes too risky. It’s usually at an advanced level. However, I personally really like specializing in one town and just owning it. So once you become the expert, know the comps off the top of your head, and know where to find good deals, you will then need to move on to the marketing! MARKETING So how do we get these seller’s attention? How do you get infront of them for a property walkthrough, and negotiate a good deal? Flyers – This is a very basic yet effect approach. Send out a basic and blanket flyer to targeted areas. Make the flyers very simple. For example: My flyers say “Hey Mr. Seller, I like to buy properties in your area, I buy 2-3 a month and looking to buy more. If you’re interested in selling then reach out to me. We give out all cash firm offers as is, and we can close whenever you want” The more simpler the better. If you make it look too fancy with a lot of colours and images, then people will throw it out. Don’t make a realtor flyer because almost everyone throws those out. So make them look shitty as possible! Honestly! They are going to look through all their mail and see the flyer and think “what the hell is this crap? Someone wants to buy my house?!” This always catches their attention. Even try handwriting it. Handwrite a flyer and make photocopy it for mass mail. The seller will think you actually wrote it personally to buy their special house. It’s very effective. Bandit Signs – You ever see those signs on the roads “I buy houses” with a phone number below? We’ve all seen them at some point. They work pretty good as well. Facebook Ads – You guys know I am an online marketing nerd. Facebook ads do really well! Why? Because we can target exactly who our seller is. For example: Someone who is going through bankruptcy, someone who is searching a lot about divorce or selling their homes quick, etc. I can target my ads specifically to those people. It’s kind of creepy how specific you can get actually but that’s why we use it. Google Ads – Same idea and same style. You can target specifically to whoever you want. It’s just on a different medium as compared to Facebook. Website – Having a wholesaling website is very important. Make a website for yourself and provide a lot of content on their for sellers to understand what you do and what the business is about. For example: “Why you should sell your investors like me”? Or “How to sell your house with no Realtor Commission”. Provide educated and professional content. This way the sellers won’t think they are dealing with the average joe that just want to make money.
