How do you show proof of funds for real estate? This depends on whether you are dealing with a private seller or a bank. Some smaller banks might tolerate a line of credit depending on who is giving you the line of credit. However, if you are buying from large national banks they usually want to see real cash in a bank account matching the name of the buyer on the contract. However, if you are dealing with a private seller, you have likely telegraphed something to the seller that makes them doubt your ability to close. If you want to handle this with a private seller, you can contact several hard money lenders (just type in “hard money lender city state” in a search engine) and show them your deal. Then ask them to supply a letter saying they have approved you for a loan for X. Technically this is not a proof of funds letter it is a line of credit letter. But most private sellers will accept this. You want to make sure X is exactly your offer price or even a little lower. If you show the seller something that says you are approved for more than X they may try to negotiate and ask you to pay a little more than what you already agreed on for terms. You can often with a private seller use this sort of letter. But, again, if you are being asked this by a private seller something has gone wrong. You either are dealing with a seller that is not motivated or you are dealing with one that is pretty sharp and experienced. And as far as buying real estate, you should not buy from sellers that are not motivated. I almost never get asked for a proof of funds letter.
