When dealing direct with sellers, most of the time they will not ask you for a POF. When making offers from the MLS, you will be dealing with agents and they will always want a POF. -One way to get a POF is through a transactional funding company where they will send a letter for the specific property indicating that you are approved for whatever amt you need for the property. -Another way is once you develop a relationship with your buyers you can get a POF from them. Don't let not having a POF stop you from making offers. The best way to stay away from needing a POF is to work direct with sellers.
