I started off by finding a property out of state. Ended up finding a duplex in Irving, Texas. 2. I determined it was within the FHA Loan limits by looking at the US Department of Housing and Urban Development website. 3 . I came up with three ways to make an offer on this property if you were to buy it using a seller credit to buy down the interest rate, no seller credit, and a seller credit to buy down the interest rate with a price reduction. 4. I estimated what a rent one unit would bring in (assuming I lived in the other unit) using Rent-O-Meter. 5. I also estimated what I could rent out a room for via AirBnB. A mid-term travel person like a nurse or doctor would be perfect as you can generally collect more rent that way. At the end of the day, this property could be housed hacked for a buyer that could put 3.5% down and have enough income to still qualify.
